APPRAISAL EXPERIENCE:

Mrs. Soltys has experience writing and reviewing residential, industrial and commercial appraisals. Her experience includes but is not limited to the valuation of single-family residences, condominiums, office buildings, motels, warehouses, restaurants, retail stores, vacant land, environmentally sensitive lands, waterfront land, commercial marinas, interim uses and outdoor advertising signs. Mrs. Soltys has appraised property for clients such as Bank of America, SunTrust, the Department of Environmental Protection, the Orlando Utilities Commission, Volusia, Brevard, Flagler, Seminole, Lake, and Orange Counties and the Cities of Deltona, DeBary, Lake Helen, Palm Coast, Port Orange, New Smyrna Beach and Daytona Beach.  Mrs. Soltys has worked together with the Florida Department of Transportation for 14 years and is responsible for project management, data book preparation, market studies and the writing of appraisal reports for the following eminent domain/condemnation projects:

Throughout the course of her career Mrs. Soltys has gained extensive experience solving complex appraisal problems.  She has experience in the valuation of whole acquisitions, partial fee acquisitions, limited access rights, temporary easements, permanent easements and outdoor advertising signs.  Mrs. Soltys has worked hands on with many local engineering firms and general contractors to formulate a cost to cure to mitigate damages resulting from an acquisition.   Permanent damages resulting from front yard loss, parking loss and lost site utility have been estimated by Mrs. Soltys for many of the above named acquisitions.  Mrs. Soltys has been approved as an expert witness in Brevard County and Orange County.  She has experience with depositions, order of take hearings and trial preparation.


​​LITIGATION EXPERIENCE: 

Mrs. Soltys has provided legal support for the aforementioned condemnation projects.  She has experience with pre-order of take meetings, order of take hearings, depositions, and trial preparation and is an approved expert witness in Brevard County and Orange County.  Mrs. Soltys became involved in the litigation process early in her appraisal career by attending pre-order of take meetings and observing, her superior, Mr. C Lee Lobban, MAI, in order of take hearings between 2003 and 2006.  In 2007, Mrs. Soltys was approved by the FDOT to attend meetings and order-of-take hearings on behalf of Mr. Lobban.  Mrs. Soltys continues to gain experience in the litigation field by preparing court exhibits for trial, interrogatories, and rebuttal notes. Mrs. Soltys testified in the Sharp Vs Sharp divorce trail (2011) in the Brevard County Circuit Court.  She was also hired to conduct a multi-appraisal review assignment with an independent conclusion of value for use in the Lewis vs Lewis divorce trial (2010-2011) in Volusia County.
